Airbnb cleaning contract: what to include

Thirteen clauses that settle the arguments cleaning companies and hosts actually have: what a clean includes, who pays for linen, late cancellations and damage.

#ClauseWhat it settles
1Parties and propertiesWho the agreement is between, and the address of every property it covers.
2Scope of each turnoverWhat a standard clean includes, room by room. Attach the property checklist so there is no argument about what "clean" means.
3Linen and laundryWho supplies linen, who launders it, and what happens when stock runs short.
4Supplies and restockingWhich consumables you restock, who pays for them, and how they are billed.
5PricingPrice per turnover for each property, plus deep cleans, extra hours and same-day surcharges.
6Scheduling and booking syncHow cleans are scheduled: from the host’s booking calendar or PMS, with how much notice for changes.
7CancellationsWhat you charge when a clean is cancelled late or a guest checks out late.
8Access and keysHow you get in (lockbox, smart lock, codes), and who is responsible for lost keys.
9Damage and missing itemsHow you report damage, with photos and a deadline, so the host can claim from the guest.
10Proof of workWhat photos you take after each clean and how the host receives them.
11InsuranceThe liability insurance and bonding you carry, with a certificate on request.
12Payment termsHow and when you invoice, payment due dates and late fees.
13Term and terminationHow long the agreement runs and the notice either side gives to end it.

The clause that prevents most disputes

Clause 2. Most "the clean was bad" complaints are really "we never agreed what the clean includes". Attach a checklist for each property to the contract, and update it when the property changes. The free checklist generator builds one in seconds.

Make damage reporting a deadline

Hosts usually have a limited window to claim guest damage from the platform. Agree that your team reports damage with photos within a set time after the clean, so the host can claim in time.

Questions

Do I need a written contract for Airbnb cleaning?

You should have one. A written agreement settles what a clean includes, who pays for what and how damage is reported before there is a dispute.

Can I use a template?

A template is a starting point. Have a local lawyer review the final version, because contract and employment rules differ by state and country.

How do I prove what a clean included?

Attach a checklist per property to the contract and take photos at the end of every clean. Turnover Check builds that checklist from the listing and keeps photos with each job.
