What to charge for an Airbnb clean in Australia
The right price depends on your own time per property and your own costs. Put them in below and you get a price per turnover you can quote with confidence. The figures loaded are example values; replace them with yours.
What drives the price of an Airbnb clean
- Size. Bedrooms and bathrooms set most of the time. Bathrooms take longest per square metre.
- Linen. Whether you supply, launder or just change it changes the price more than anything else.
- Amenities. A pool, BBQ, spa or coffee machine each add tasks. A checklist built from the listing shows exactly how many.
- Same-day windows. A clean that has to finish by 3pm is worth more than one that can wait a day.
- Travel. Properties spread across the Gold Coast or greater Brisbane cost real time between jobs.
Quote per property, review every quarter
Time your team on each property for a few cleans and price from that. Review your prices each quarter: wages, fuel and consumables move, and a price that was right last year can quietly turn into a loss.
Questions
Should I charge per hour or per clean?
Per clean. Hosts budget per turnover, and a flat price per property rewards your team for getting faster without cutting your income.
Who pays for linen?
It varies. Some hosts own and launder their own linen, some hire it, and some pay the cleaner to supply it. Price linen as a separate line so the arrangement is clear.
Should same-day turnovers cost more?
Many cleaners add a loading, because a same-day clean has to happen inside a fixed window and can block other jobs. Decide it up front and put it in your price list.
