Airbnb cleaning fee: what to charge

The right fee comes from your own time per property and your own costs, not from someone else's average. Put your numbers in and get a price per turnover you can quote with confidence.

What drives the price of an Airbnb clean

  • Size. Bedrooms and bathrooms set most of the time. Bathrooms take longest per square foot.
  • Linen. Whether you supply, launder or just change the linen moves the price more than anything else.
  • Amenities. A hot tub, pool, grill or coffee machine each add tasks. A checklist built from the listing shows exactly how many.
  • Same-day windows. A clean that must finish by check-in is worth more than one that can wait a day.
  • Travel. Driving between properties is real time. Cluster your clients by area.

Per clean, not per hour

Quote a flat price per property once you have timed it over a few cleans. Hosts can budget, and every minute your team saves becomes margin rather than a smaller invoice.

Review prices every quarter

Wages, fuel and supplies move. A price that was right last year can quietly turn into a loss, so rerun the numbers each quarter and when a property changes.

Questions

Who sets the Airbnb cleaning fee?

The host sets the cleaning fee on the listing, and Airbnb shows it to guests as part of the price. If a cleaning company does the clean, the company charges the host its own price per turnover, and the host decides how much of that to pass on.

What is a normal Airbnb cleaning fee?

It varies with the size of the home, the local cost of labor, linen arrangements and how often it turns over. Rather than copy a number, work out what a turnover costs you with the calculator above and price from that.

Should I charge per hour or per clean?

Per clean. Hosts budget per stay, and a flat price per property rewards your team for getting faster without cutting your income.

Should same-day turnovers cost more?

Many cleaners add a surcharge, because a same-day clean has to happen inside a fixed window and can block other jobs. Decide it up front and put it in your price list.

What does the cleaning fee cover?

Normally the full turnover: cleaning every room, changing linen, restocking basics, a damage check and resetting the home. Laundry, linen supply and deep cleans are often priced separately.
